Something subtle but obvious would do the trick. You're gonna have to attempt to engage in conversation about something quite bland and then try and figure how to go about it. Something like "i really like your haircut, what barbers do you go to?", or "your car is always so clean where do you take it?". As a general rule, people tend to engage when a compliment is involved. Once the ice is broken and you're on neighbourly talking terms its a case of something like dropping in that you're meeting a potential boyfriend for coffee. That'll do it! Good luck.

Had the same situation after my divorce I moved into a flat and had nice neighbours at first I didn’t know the guy was a cock lover . Took a parcel in for him and when I went to drop it off he appeared at the door in the smallest pair of Ys my eyes where fixed on his lower parts and I stuttered that I had taken in his parcel. Think that broke the ice lol
