Designing a BDSM play room

A conversation with a very submissive young man reminded me that I have a floored loft that I have entered once in the 7 years I have stayed here.

Floored and completely empty. Pull-down ladder.

The ladder is no go in a pair of heels so I have been researching the cost of getting a proper staircase from the first floor to the loft.

I am very vulnerable to BDSM, but increasingly I find myself meeting up with young guys who are looked for a dominatrix-type experience.

Not sure how much I am looking or what exactly.

I thought the wonderful people of Fab might be able to give me some inspiration about how to create a play room in the loft.

A client of mine has a BDSM playroom in the loft, with a pull down ladder. Unless you are flush with cash, I wouldn’t bother replacing the ladder.

Regarding equipment, it depends on how much you want to spend. I’d start with a cheap spanking bench from eBay. Get one that can double up as a fucking bench.

Consider a St Andrews cross for nipple torture, CBT, whipping, tie and tease etc.

A smother box can be useful.

Get rope and cling film, nipple clamps, riding crop, canes, maybe a single tail whip, vibrator, estim or similar.

You can build up and gradually add to your collection.

Attaching strong eyelet brackets at various points on your rafters can make for easy and quick attachment points for wrist and ankle cuffs, ropes or a sling. Rafters on older houses should be strong enough but be careful if you have modern lightweight roof trusses. Could easily form a St Andrew's cross by adding a couple of pieces of timber.

Careful of any exposed insulation. Glass fibre and naked skin are too S&M.

Check out some bdsm hotels for inspiration. the world of bdsm is massive with many different themes.. for me brick walls, black n red colours have always been an attraction, I would say have 1 centre piece/ show stopper that is going to capture the imagination when entering.. a table for displaying toys, seating for spectators and mirrors, lots of mirrors so you can see everything xx

Small fixings on the brickwork are all you need for restraining someone's arms, then you can use a leg spreader for their ankles.

A mobile massage bench from amazon is great for lying them on, quite solid and then folds into a bag for discretion.

I went up the loft today for the first time in years and realised the potential is huge.

I asked my friends on Facebook if they could recommend a joiner in Bristol, and one of my friends who appears to be handy with the tools is coming over on Friday to have a look.

To install a proper staircase.

I'll go up the loft with him and see what else he thinks might be possible.

It was quite warm when I went up today - warmer than in the house.

It has been floored but all the walls are bare brick - the house dates from the 1880s. The chimney breast wall is a curious design.

Above me, it is just the 45 degree roof beams propping up the roof tiles.

( I asked him to give me a price to replace kitchen units, too)

Ascend and descend the ladder into the loft wearing flats, you can get the sub to take of and put on the shoes, of course if they get it wrong they get spanked, doubt they will ever get it right

Yes, I can see lots of brackets with O-rings being drilled into the beams, walls and floor

Good bit of advice was to go to B + Q for stuff like that.

I need to get a drill and masonry bits, too.

I posted an advert on book a builder website, love, and about 5 joiners responded.

One is about to go on holiday, and the other 2 say they will have time at the end of this week to size up a price.

Chap came yesterday, and I'm waiting now for his quote.

The internet tells me to expect £1500-2000.

Think building regs come into play as usually loft floor joists are not designed to carry weight plus insulation sound proofing, and window escape route. I also had to install two doors fire proof. But best check what is called permitted development. There's a big difference between loft storage and human habitat but whose gonna know xxx

yes that is no problem as its already a room designed for human occupation. But loft and garage conversion are a whole new can of worms . Pain in the arse (no pun intended) planning and building regs nightmare plus if anything goes wrong your insurance is not worth the paper its written on .but hey ho xxx

Well, I could do with a handyman tbh.

The joiner will install the staircase - I need a professional for that.

I may or may not need an electrician, too - lighting of the staircase, and maybe in loft too.

After that, it's DIY.

I'm clueless about DIY but I have lots of ideas for the equipment.

It's all going to need brackets drilled into the wooden beams above, the brickwork and the MDF flooring (which I might cover with a brickwork Lino)

At the moment, I think I need to research what I need - an electric drill, masonry drill bits, metal rail plugs and whatnot.

If there is a handyman in Bristol who knows what's doing and would like to help, I'd be ever so grateful.

Honestly, I'd say the first thing is to get the underlying structure sorted. You're going to want to put down a waterproof, non-slip floor to make the place easy to clean.

Make sure all the sockets have gfci safeties and maybe even use outdoor sealable sockets.

Make sure you have known solid anchor points and maybe even reinforce the various joists and beams.

Make sure the space is ventilated to prevent moisture build-up, damp and mould.

The base structure is the most important part.

Fingers crossed, I have joiner coming in on Tuesday to start work on the staircase.

I'm stills swithering whether I can make do with the existing electrics, or get a professional in.

Next I need to go measure up the floorspace. I'm thinking about "dirty brick" effect Lino.

Your not looking out of the box. Save a fortune and keep lots of sub guys very happy making them work for their fun. Think of the rewards they would work towards.

Oooo now I'm sure you can think of better than that. Just kneeling face first in the kennel conjures up some wonderful opportunities. I've designed and built 3 so fair, love it if you need any advice hmu.

The one piece of advice I wish I knew before my first was to make sure you tile and waterproof. Even if you not into watersports per se subs will almost always pee themselves at some point

I've got a tantric sofa and a flat, very-low couch bed down the stairs at the moment.

I'll be moving them up there, and putting some securing hooks in the floor around them.

I've seen a set of hanging stocks - wrists and neck - and I think I'll hang those from the beams. A spreader will keep him nice and tight.

The big expense looks like a St Andrews cross.

The stairs are in now. I'm waiting for my regular electrician to tell me when he is free to sort the light fittings. Then I will need a plasterer.

After that, I can go to work fitting out the place. I've already got some furniture ready to move up there.

My only worry is that by the time it's ready, summer will have passed and the temperature up there may be less than optimum.

You might be lucky and the temp wont drop that much. If you have a couple of sockets put in a fan heater will make a difference. Otherwise the sub will just have to pur up with a bit of cold and like it. I dont mind a bit of cold

Work in progress. New staircase in place above existing staircase. All the wallpaper stripped and ready now for plasterer to come in and fill all the holes, smooth walls etc.

I measured the usable (floored) loft space and it is 4.4 x 6.4 metres.

I looked at buying a roll of linoleum for the loft floor. But I think it would be impossible to get a roll that size up 2 staircases with 180 degrees turns.

Any DIY'ers know what I could do? Buy 2 smaller rolls and join in the middle? Vinyl tiles?

When buying my gear I was frequent visitor to b&q as you can cut the thick chains to whatever size you need, loads of clips and hooks in there too.

I can't do any more downstairs now until the plasterer comes next weekend, so I'm beginning to fit out the loft.

Flooring delivered, light hooks up in rafters. Lots of brackets and chains delivered this week.

15m of steel chain from Amazon for £20.

I'm going to spend this weekend getting it sorted and trying out a few ideas.

I'm sure the plasterer and his colleague are men of the world, if they peek their head up the stairs and discover the purpose of all this renovation

Someone at some point in the past has dislodged a brick in the shared wall and I can see through to the neighbour's loft on the other side.

It's floored, but otherwise undeveloped. The house is empty and for sale.

I get on quite well with the young lassie on the other side, and she knows what I'm up to. She doesn't use her loft as far as I know.

I'm creating my own "cross" against one of the walls, without any wood frame.

I'm fixing steel hooks to the roof trusses and the floor, and will run lengths of chain and carabine through them so that I can secure my subs by the ankles and wrists up against the brickwork (in the shape of a X).

I've bought sound-proofing wall cushion, and will attach this to the wall so their naked body doesn't get all scuffed by the roughness of the brickwork.

I've looked at swings or slings, but I've not seen any with eye-hooks that I could use to strap the sub in.

I've get a set of hanging stocks due - a wooden block the clamps the neck and wrists in places and that I can hang from the beams.

When laying flooring if your using linoleum and adhesive. Make sure your boiler is switched off.IKnow now a guy who got badly burned and a lot of fire damage was caused to the house he was working in when the boiler ignited and caused the vapour from the adhesive fumes to to ignite he said it was just one big fire ball be careful hun. just saying xxx

Maybe just a Bluetooth speaker playing music from your phone as long as the speaker and phone are fully charged no need for electrics. I can bring along my speaker when we visit.

I was worried someone would start talking about set-ups that bamboozle me

I did once have a Bose speaker that played super tunes from Spotify (or was it Apple) on a little MacBook Air.

But I seem to have lost all that, and I don't know how to get it back.

I'm a bit allergic to tech stuff

Nah. Just buy a Bluetooth speaker. Pair it with your phone your done simple. Have some great club music playing while I am using my sub.

I realised, in conversation with a young sub, that I do not have a whip. Super range available on Amazon for just a few £s

Another 15m of chain has arrived, too. A spreader bar capable of being raised and lowered from the roof is in order.

If I get a cage, I'd like one I could raise and lower, too.

That's the play room pretty much finished.

I've installed 3 separate contraptions:

- Chained to the wall, against an invisible cross

- Tantric sofa, with six floor hooks and chains

- A set of head-and-wrist stocks, adjustable in height and hanging from chains, with a chain running across the floor to hook your ankles.

There's another flat couch up there still undeveloped. I'm thinking about chains from the roof, so your wrists and ankles (in a spreader bar) can be lifted and lowered.

A need a victim - sorry, a volunteer - to lend me their body so I can test what might work.

Just got the access route to finish off now - paint, paper and carpet 2 staircases.

I'm OK at painting but I'm sceptical about my wallpaper skills

I did up the bedroom while I was waiting for plaster to dry. Started to lay laminate floor, gave up and got a professional in to do it.

I've bought self-adhesive vinyl brick-effect wallpaper. I'm hoping it goes up easier than paper-and-paste.

I remember having a total tantrum when I last tried to wallpaper 30 years ago
